AMPI’s Seventh Symposium- Centros Historicos is Big Success

For the seventh year in a row, The Mexican Association of Real Estate Professionals (AMPI) organized and presented a Symposium on the historic centers of Mexico. The purpose of these events is to focus on the renewing and modernizing of Mexico’s major urban areas.

This year’s Symposium was held in Mexico City (CDMX) at the historic Palacio de Mineria (Mining Palace.) More than 300 attended the two-day event. The opening reception was at the Plaza Garibaldi (a.k.a. “The Home of the Mariachis) in the tequila museum. There are about 15 restaurants at the plaza and mariachi groups were performing in many of them Federal Government officials were at the conference along with civic officials from several Mexican cities. Two sessions were especially popular and informative. The first was a panel that presented case histories of the restoration and modernization of their municipalities.  Members of the panel moderated by Cristina Velarde from AMPI’s National Advisory Council. Panel members were, Sandra Martínez (Querétaro) Horacio Sanchez (San Luis Potosí) Dolores Dib (Puebla) and Donna Ludlow (CDMX) The panel presented a second session, “Sustainability of Centros Historicos.” later in the conference

An overflow crowd came to hear business titan Carlos Slim. His presentation was “Centros Historico/ Mexico City, a Personal Vision.” He traced the history of down town Mexico City and surrounding suburbs from pre-Hispanic times until today. (Slim was heavily involved in the restoration of CDMX, following the big earthquake of 1985.) Although he was not a member of the group, he praised the team that in 2000 worked on upgrading the Paseo de La Reforma. This great boulevard has been compared to Ringstraße in Vienna and the Champs-Élysées in Paris.  Mr. Slim’s presentation was well covered by members from the television and print media.

Gail Collins Joins The Settlement Company

The Settlement Company® is pleased to announce the addition of Ms. Gail Collins to its team. Ms. Collins, a resident of Los Barriles B.C.S. has been appointed Chief Accountant and Marketing Assistant for the company’s Rental Tax Program.

Commenting on the appointment, Linda Neil Founder of the company said: “Property owners have become aware of the consequences of tax evasion in Mexico. That has spurred rapid growth in our program. It is partially as a result   of tax departments of the three NAFTA countries exchanging information. The increased volume of business has created the need for a full-time in-house accountant. We are pleased to have a person with Gail’s business back ground working for us”.

Real Estate Licensing Law in Effect in Baja California Sur

The Secretary of Tourism, Economy and Sustainability (SETUES) in Baja California Sur, Luis Humberto Araiza López, granted the first real estate licenses to professional agents and advisors from the municipalities of La Paz, Los Cabos and Loreto in May.

Araiza Lopez said that the main objective of the law is to regulate real estate activities carried out by professional agents. This enhances the security in real estate transactions of the state for both parties involved in the transaction, the one entrusted and those who invest in real estate through any legal entity.

The new law is now in effect and therefore, becoming a real estate agent in BCS requires a state license.

Real estate licenses are valid for three years. In order to obtain the license, there are certain requirements that must be met. Candidates must take courses, be trained by a licensed real estate professional and pass an exam before they can apply for a real estate license.  Real estate advisors may work under the license of the company or real estate professional for whom they work.

In the past, anyone in Mexico could claim to be a real estate agent. But in a trend towards transparency in Mexico, more and more people now prefer using the services of a registered real estate agent. Already 15 states in the country have a real estate regulatory law in place. Baja California Sur is now the 16th state.

Tony Garcia, President of AMPI La Paz, says the licensing law will make it easier for foreigners buying real estate in BCS to make smart choices. “Firstly, if an individual trying to sell you a piece of land is not licensed, they will not be allowed to sell you that piece of land. Only certified professionals can represent buyers and sellers of real estate, which will make for fewer bad experiences and a more formalized process.

“Secondly, properties that are listed for sale must have all documents in order. All documents, including the public deed and the payment of property taxes, will be reviewed. The real estate industry is one of the most important for the economic development of Baja California Sur, and we need to keep real estate sales moving.  With documents in order, the process will be quicker and sales can close faster.”

John Glaab, CIPS a founding member of AMPI Los Cabos commented, “The introduction of the new law and issuing real estate licenses is the most exciting thing I have witnessed during my 25 years in the Mexican real estate industry. Not only will it raise the standards and ethics in our industry, but will increase the confidence of both domestic and foreign investors. I salute the hard-working team from AMPI and ASPI La Paz along with AMPI Los Cabos and MLS/BCS who worked so vigorously to write the new law.”

54 more real estate licenses in BCS are now in process at SETUES and should be issued in the upcoming weeks.

En esta edición presentamos, un evento AMPI, un anuncio de un nuevo colaborador de The Settlement Company®, energía solar, la nueva ley de licenciatura de Bienes Raices en Baja California Sur y el reporte del primer trimestre en Bienes Raices para Baja California Sur.

Séptimo Simposio AMPI, “Centros Históricos” es un gran éxito.

Por séptimo año consecutivo, la Asociación Mexicana de Profesionales Inmobiliarios (AMPI) organizo y presento un simposio sobre los centros históricos de México. El propósito de estos eventos es enfocarse en la renovación y modernización de las grandes áreas urbanas de México.

Este año el simposio fue celebrado en Ciudad de México (CDMX) en el palacio histórico de minería. Más de 300 asistentes se dieron cita en el evento de 2 días. La apertura fue en la recepción de la Plaza Garibaldi (“El hogar de los Mariachis”) en el museo del tequila.  En ese lugar hay cerca de 15 restaurants en la plaza y conjuntos de mariachis presentándose en muchos de ellos.

Oficiales del gobierno federal estuvieron en la conferencia junto a Funcionarios cívicos de varias ciudades mexicanas. Dos sesiones fueron especialmente populares e informativas. El primero fue un panel que presento casos de historias sobre restauración y modernización de sus municipalidades. Los miembros del panel moderados por Cristina Velarde del Consejo Nacional de AMPI, los miembros del panel: Sandra Martínez (Querétaro), Horacio Sánchez (San Luis Potosí), Dolores Dib (Puebla) y Donna Ludlow (CDMX). EL panel presento una segunda sesión, “Sustentabilidad de los Centros Históricos” más tarde en la conferencia.

Una multitud rebosante vino a escuchar al titán de negocios Carlos Slim. Su presentación fue “Centros Históricos/Ciudad de México, una visión personal”. Él rastreo la historia del Centro de la Ciudad de México y sus barrios cercanos desde la época prehispánica hasta hoy. (Slim estuvo fuertemente involucrado en la restauración de la Ciudad de México después del terremoto de 1985) y aunque él no era un miembro del grupo, elogio al equipo que en 2000 trabajo en actualizar el Paseo de la Reforma. Este gran boulevard ha sido comparado con “Ringstraße en Viena y los campos elíseos en Paris. La presentación del señor Slim fue bien cubierta por miembros de televisión y medios impresos.

Gail Collins se une a The Settlement Company

The Settlement Company® se complace en anunciar la adición de la señora Gail Collins a su equipo. La señora Collins, residente en Los Barriles, B.C.S. ha sido señalada como jefe de contabilidad y asistente de mercadotecnia (Chief Accountant and Marketing Assistant) para la compañía en el programa “Rental Tax Program”.

Comentando sobre el señalamiento, Linda Neil fundadora de la compañía dijo; “Los dueños de propiedades se han vuelto consientes sobre las consecuencias de la evasión de impuestos en México. Esto ha estimulado un rápido crecimiento en nuestro programa. Esto parcialmente como resultado de las autoridades fiscales de los tres países de TLC, quienes intercambian información. El incremento en el volumen de los negocios ha creado una necesidad por un contador de tiempo completo en casa. Estamos complacidos de tener una persona experiencia vasta en negocios de Gail trabajando para nosotros”

Ley de licenciatura Inmobiliaria entra en vigor Baja California Sur

Agentes de Bienes Raices y corredores inmobiliarios ahora requieren una licencia para cumplir con la nueva ley que regula a los agentes inmobiliarios en B.C.S., el cual fue aprobada unánimemente en la Comisión de Asuntos Fiscales y Administrativos para el Congreso del Estado en 2017.

El Secretario de Turismo, Economía y Sustentabilidad (SETUES) en Baja California Sur, Luis Humberto Araiza López otorgo las primeras licencias inmobiliarias a agentes profesionales y consejeros de las municipalidades de La Paz, Los Cabos y Loreto en mayo.

Araiza López dijo que el principal objetivo de la ley es regular las actividades inmobiliarias llevadas a cabo por agentes profesionales. Esto mejora la seguridad en las transacciones de Bienes Raices en el estado para ambas partes envueltas en una transacción, la parte vendedora y aquellos que invierten en Bienes Raices por alguna entidad legal.

La nueva ley está ahora en vigor, y, por lo tanto, convertirse en un agente Bienes Raices en B.C.S. requiere una licencia estatal. Las licencias son válidas por tres años y para poder obtener una licencia hay ciertos requerimientos que se deben seguir. Los candidatos deben de tomar cursos, ser entrenados por un profesional con licencia y pasar un examen antes de que puedan aplicar para una licencia inmobiliaria. Asesores en bienes raíces podrán operar bajo la licencia de una compañía profesional inmobiliaria para la cual trabajen.

En el pasado, cualquiera en México podía decir ser un agente inmobiliario, pero en una tendencia hacia la transparencia en México, más y más personas ahora prefieren usar los servicios de un agente inmobiliario registrado. Actualmente quince estados del país tienen una ley regulatoria de Bienes Raices en función. Baja California Sur es ahora el dieciseisavo estado.

Tony García, Presidente de AMPI La Paz, dice que la ley de licenciatura hará más fácil para los extranjeros que compran propiedades en B.C.S. tomar decisiones inteligentes. “Primero, si un individuo que trata de venderle un pedazo de tierra y no tiene licencia, no se aprobara el vender ese pedazo de tierra. Solamente profesionales certificados pueden representar a compradores y vendedores en Bienes Raices lo que hará menos malas experiencias y más procesos formalizados.”

“Segundo, propiedades listadas para vender deben de tener sus papeles en orden. Todos los documentos, incluidos la escritura pública y el pago de impuesto sobre la renta, serán revisados. La industria inmobiliaria es una de las más importantes para el desarrollo económico de Baja California Sur y necesitamos mantener las ventas inmobiliarias en movimiento, Con documentos en orden, los procesos serán rápidos y las ventas se concretarán más rápidamente.”

John Glaab, CIPS (Especialista Internacional Certificado en Propiedades, por sus siglas en inglés) y miembro fundador de AMPI Los Cabos, comento; “La introducción de la nueva ley y la acotación de las licencias Bienes Raices es lo más emocionante que he atestiguado durante mis 25 años en la industria inmobiliaria mexicana. No solamente levantará los estándares y éticas en nuestra industria, también incrementará la confianza de tanto inversores domésticos como foráneos. Yo reconozco la ardua labor del equipo de AMPI y ASPA La Paz junto con AMPI Los Cabos y MLS/BCS quienes trabajaron vigorosamente para redactar la nueva ley.”

54 licencias inmobiliarias están ahora en proceso en B.C.S. en SETUES y deberán ser emitidas en las siguientes semanas.
